A12 - Junction 19 Boreham Interchange

A12 Cuton Lakes is approximately 14 miles from junction 28 of the M25

Take Exit 28 off the M25 head East on the A12 then after Junction 18 you will pass Cuton Lakes to your right.

Exit A12 at Junction 19

At the Services roundabout (McDonalds) take the 2nd exit onto A130 Colchester Road.

On your left you'll have a Royal mail building

At the next large roundabout (Sainsbury's & Mercedes-Benz) take 1st exit onto B1137 Colchester Road

At the next small roundabout take 2nd exit - Straight over.

At the next large roundabout take 1st exit turn left to Cuton Hall Lane, (B&Q) roundabout

At the next small roundabout take 1st exit in to Chelmer Village Way.

Go straight over the next Three small roundabouts, after the third roundabout (Asda) take the 1st left into Sandford Mill Road, look for a Brown Sign (Sandford Mill) or (T.W. Sewage treatment works)

Continue along the narrow road until you come to two Red signs in front of T. W. Sewage treatment works, that say ( caution speed ramps ), turn right into Brook End Road before the signs in the direction of Brown and Yellow Sign (Sandford Mill) ignore dead end sign.

Go along Brook End Road... following the single track road for quarter of a mile, you'll then find on the left is a galvanized gate with a concrete road just before the hump back bridge - You have arrived. (Main Gates)

Follow the road down, please bare in mind that this is a two way road.

A12 - Junction 15 & Harlow A414

If you come in from the 414 you should have a Church in front of you as you approach the round

about, once at the roundabout it should be right next to you on your right If you come in from the A12 Junction 15 then you will have Highlands Parks on the left and as you reach the roundabout you will be a small Bistro Pub and the same Church on your left.

From this roundabout you will see 10Pin Bowling and another roundabout which has a VW showroom on it, take the first left after the VW showroom (straight over)

Then you'll go over a bridge towards the Miami Roundabout which has Tesco just behind the Miami Hotel - go straight o on Follow the round around the bend and you'll pass a school on your right and then come to a small roundabout with Lidl on you right - go straight on You'll come to the Army & Navy roundabout which has a flyover going across it. You need to go straight on but make sure you are in the left hand lane as you exit onto the roundabout as this leads into one lane.

Then follow this road and over the bridge taking you onto the Chelmer Village Retail Park roundabout where you need to join the round about on the right hand lane as the left hand lane filters you straight on.

You should then go straight over the next roundabout and you should then follow this road around- you must take the first right hand turn after the two roundabouts near the Retail Park - refer to map - then follow this road down and you'll have the sewage treatments in front of you, turn right and as you follow this road you will see on your left some gates - you have arrived. (Main Gates)
